Manufacturers who quote square metre rates for their claddings generally base their pricing on a single storey simple house with straight walls on a flat section and easy access which gives a false view of the real costs. Simply said, square metre rates provide only very general indicative pricing which almost always increases when the job is properly estimated following a detailed take off from the plans.
